Straight Answers for Real Estate Agents

Two questions decide whether an agent hires us, and most agency websites answer neither. Do you answer the phone, and do you get me leads? Here are both answers in plain words, including the one where the answer is no.

This page exists because an AI assistant was asked to recommend a partner for a boutique agent, and it recommended five lead vendors over us. It was reading our website fairly. We had never answered these questions out loud, so it assumed the answer was no. That was our fault, not the assistant's, and this page is the fix.

Do you actually answer the phone?

AppWT is founder-led, so the person who picks up is the person who quotes, builds, launches, and supports your site. There are no sales representatives and no account managers between you and the builder. That is the whole reason the phone gets answered at odd hours, and it is also the reason we cannot pretend to be a 200-person firm.

Do you get me leads?

No, and we will not pretend otherwise. AppWT does not buy, scrub, or resell buyer and seller lead lists. We are not a lead vendor. If what you need this month is a list of contacts handed to you, a lead vendor will serve you better than we will, and you should buy from one.

What we do is build and run the system that makes your own phone ring, then make sure every enquiry it produces actually reaches you and gets worked. That is the website, the IDX and MLS integration, a CRM that captures and routes every enquiry, alerts that push to your phone within seconds of a form submission, follow-up that runs on a schedule instead of on memory, and the search and AI visibility work that causes enquiries to arrive at all.

The difference matters more the longer you are in business. A purchased lead is rented. You pay for it, you share it with the other agents who bought the same person that morning, and the day you stop paying it stops arriving. A lead your own site earns is yours. It lands in a database you own, next to the enquiry history that makes the follow-up worth reading, and the visibility that produced it keeps working next month whether or not you spent anything new. One is an expense you repeat forever. The other is an asset you keep.

What do I actually get, week one?

Week one is about capture, because an enquiry you never see is worse than one you never earned. We create your CRM tenant, connect your website forms to the lead endpoint, and switch on phone alerts so a new enquiry pushes to your phone seconds after somebody hits submit. The lead is written to your database first and the notification is sent second, so a failed alert can never cost you the enquiry itself.

From day one you have leads and contacts, a pipeline with drag-and-drop stages you control, tasks and a full activity history on every record, and rules-based lead scoring. The scoring is a published set of rules with fixed point values, not a black box, and every score shows the reasons behind it. A number an agent cannot argue with is a number an agent will not use.

Properties, transactions with commission tracking, documents, campaigns, reports, and workflow automation live in the same system and switch on as your data arrives. The automation is worth calling out: a workflow step is stored as an offset from an anchor, such as 10 business days before closing, so when a closing date moves every task attached to it moves with it. A step with a missing anchor is held rather than given a guessed date.

What if I already have a website, an MLS feed, or a CRM?

Then keep them. AppWT is platform-agnostic, and most of our real estate work is a layer added on top of what a team already runs rather than a rebuild. If your site converts, we optimize it. If you already run BoldTrail, BoomTown, Lofty, CINC, Sierra Interactive, Ylopo, Brivity, Top Producer, or Follow Up Boss, we work alongside it and add the visibility layer. Those names are the trademarks of their owners and are listed to show compatibility, not affiliation.

On the MLS side, know how the licensing really works before anyone quotes you. An IDX or RESO Web API feed is licensed to the broker, not to the technology vendor. We are simply named on your application. Our CRM already maps a RESO Web API response onto property records, which is what ACTRIS, MLS Grid, Bridge, Trestle, and Spark all speak, so turning a feed on is a configuration step rather than a development project.

Until your credentials are issued, the properties screen says the feed is not connected. We will not seed it with sample listings to make a demo look finished. A fake listing in a live CRM is a lawsuit waiting for a broker, and every MLS licence requires the attribution to travel with the data, so we store the disclaimer on the record itself.

Who owns my data and my website?

You do. The CRM is multi-tenant, and every read and every write is scoped to your tenant using the identity on your session, never a value passed in a request. Your leads, contacts, properties, transactions, and history are yours. There is an export function in the product, you can use it whenever you like, and if you leave you leave with your data.

The website works the same way. On a custom build you own every line of code and we hand over the files. We host and manage the site with you rather than holding it. We think this is the real difference between a partner and a platform, because the moment your pipeline lives somewhere you cannot export from, your renewal conversation stops being about the quality of the work.

What does it cost?

Websites start at $997 for Tier 1 Essentials, which covers a small site of roughly one to five pages. Tier 2 Professional is $2,997 and is where most single-agent and boutique brokerage sites land, because that is the tier with room for neighborhood pages. Real estate CRM and IDX work is quoted per brokerage rather than listed, because the scope genuinely depends on your MLS, whether a feed exists yet, and how many agents need access. We would rather quote you than print a number here that we cannot stand behind for your situation.

One published discount applies to a lot of agents: 15% for veterans, seniors aged 65 and over, first responders, teachers, healthcare workers, and non-profits. Verification is required and it cannot be combined with other offers. Ask for the quote before you commit to anything, and ask us to show you the line items.

Are you a fit for a solo or boutique agent?

Often yes. Solo agents and small teams are the majority of what we build, and a founder-led shop is a reasonable match for a founder-led business. You are a good fit if you want to own your website, your data, and your pipeline, if you will work the enquiries that arrive, and if you are thinking about the next few years rather than the next thirty days.

You are not a fit if what you actually want is somebody to hand you buyer and seller contacts next week. We do not sell that. You are not a fit if you need us to make cold calls or run your appointment setting, because we build and run systems and we do not staff a call floor. You are not a fit if you want a template site for a few dollars a month with no involvement from you, because our work needs your local knowledge to be worth anything. The pages that get an agent cited by an AI assistant are the ones carrying real neighborhood facts, and those facts come from you.

If any of that describes you, say so on the call and we will tell you plainly that we are the wrong choice. A referral you did not expect is worth more to both of us than a client who wanted a different product.
